Florida Documentary Stamp Taxes • Title Insurance • Closing Fees • Attorney Costs
Sarasota County, Florida
Understanding Your Transaction
Closing costs in Florida are among the highest in the nation, typically ranging from 2% to 5% of the purchase price. In Sarasota — one of Florida's most desirable luxury markets — both buyers and sellers share in these costs, though each party bears distinct obligations.
Sarasota County follows a buyer-pays-title custom: the buyer is responsible for the owner's title insurance premium (based on Florida's promulgated rate schedule), while the seller pays documentary stamp taxes on the deed at $0.70 per $100 of the sale price. This is the opposite of many other Florida counties, where the seller typically pays title insurance.
This calculator applies the correct Sarasota County customary allocation, Florida's promulgated title insurance rates, and the state's documentary stamp tax schedule. All figures are estimates; contact our office for a precise quote.

Florida's Save Our Homes cap limits annual assessed-value increases to 3% for homesteaded properties — but the cap is removed when the property sells. The new buyer's taxes are recalculated at full market value. Use this tool to estimate what a buyer will actually pay in year one.
